The site involves developing two drive-thru units, a 50,000 sq ft light industrial unit and smaller light industrial units, dependent on demand.

All units shall provide generous parking ratios and are to be constructed to a high specification and can be tailored to individual occupiers requirements.

Outline Planning Permission has been granted for light industrial and office use. Other suitable uses will be considered subject to planning.

The county council built a new £2.6m estate road into the site in 2019 to facilitate the development by providing access to the plots of land.

Lutterworth is well located in terms of access to the strategic road network. The overall marketability and attractiveness of the site is assessed as medium/high, it is close to Magna Park Strategic Distribution site, and the site can potentially be used for office and industrial use.

A report outlining the plans and potential returns says that the development would have a “maximum capital cost of £8.2m”.

BSP Consulting carried out transportation and civil engineering services which included a noise assessment, a scoping exercise, a travel plan, a transport assessment, a flood risk assessment and a drainage strategy.

Key challenges and engineering solutions

We initially did a Flood Risk Assessment and Drainage Strategy for the whole development.

Leicestershire County Council continued to put in the infrastructure, roads, main drainage and basins after the original   end-user client did not continue with the project.
