The new NCHA Clifton Place Nottingham mixed-use development has transformed a former college site into a modern headquarters and supported housing scheme. For the first time in its 51-year history, NCHA’s 26,000 sq. ft. office brings all central departments under one roof. The facility includes an open-plan office, a 24-hour call Centre, a training facility, and a depot for repairs and maintenance teams.
Opened on 14th November 2024, the development also features purpose-built supported housing.
Malone Terrace, named after NCHA founder Andrew Malone, includes 14 self-contained flats for individuals needing mental health support and at risk of homelessness.
The £22 million project received funding from NCHA and Homes England. It forms part of NCHA’s Strategic Partnership (2021–2026) to deliver affordable housing across the East Midlands.
The two-storey building features fully furnished flats, a social space, and a communal courtyard.
The gas-free site includes air source heat pumps for heating and hot water, solar power for electricity, green living roofs, vehicle charging points, and high-quality insulation, achieving energy rating ‘B’.
The development meets BREEAM ‘Excellent’ standards.
Key challenges and engineering solutions
Structural Design: The NCHA Clifton Place Nottingham project required diverse construction methods, including steel frames with complex architectural features (stairs, cantilevers, atriums, and balconies) and load-bearing masonry with localized steel framing.
Ground Conditions: Soft, shallow strata and varying site levels necessitated a shallow raft foundation with CFA piling.
Drainage: Surface water drainage was completely remodelled, incorporating on-site SuDS features such as swales, below-ground attenuation, and a detention pond. These measures ensured a controlled and shallow outfall into a neighbouring watercourse.
