The seven-acre site is being developed jointly by Brackley Property Developments and Westleigh Partnership Ltd.

Located on Lutterworth Road, just off the Blaby bypass, the site is close to Blaby District centre and benefits from superb access both to Leicester City Centre and Junction 21 of the M1/M69.

The Rose Business Park Blaby scheme will provide industrial and warehouse units up to 75,000sq.ft and office premises up to 21,500sq.ft.

There is a mixture of single-storey and two-storey steel-frame industrial/commercial units, once complete there will be seven units on site.

BSP Consulting are providing civil, structural and geotechnical engineering consultancy services for the design and build contract.

Project meetings with the client team and the construction team following our novation allowed us to integrate with other designers, we have provided further engineering services to the end-users to assist with their fit-out works.

Key challenges and engineering solutions

Existing trees and previously removed trees on site dictated that suspended ground slabs would be necessary.

Additional site investigation works and analysis of the clay sub-soils allowed BSP to justify the use of traditional ground bearing slabs, producing significant cost savings for the client.

The overall cut and fill strategy including ground stabilisation resulted in all arisings being retained on site.

The strategy included a borrow pit to enable the development plateaus to be created and earthworks bund to retain all material including existing topsoil on site.

We have designed a Sustainable Drainage Strategy including swales and an attenuation basin allowing surface water to be treated prior to being discharged to the adjacent watercourse.
