A scheme to regenerate a Nottinghamshire town centre. Cotgrave desperately needed regeneration since the pit closed in 1993. The facilities were very old and no longer fit for purpose. The shops, library, medical practice and police station were really struggling. BSP provided engineering services over four phases for the development to create a new multi-service centre housing a GP surgery, police, a library and a council contact point as part of the project in Cotgrave.
The regeneration scheme has improved the shops in the area and converted flats above the shops into a new business centre. Car parking improvements and a new access road have been developed as part of the project. Bentley were project managers on the scheme.
The D2N2 Local Enterprise Partnership – the private sector-led partnership promoting economic growth across Derby, Derbyshire, Nottingham and Nottinghamshire – has part funded this project.
Key challenges and engineering solutions
Existing structures remained for the development to be as economical as possible.
• Cantilever roof areas, with supports concealed in the depth of construction
• A new open plan reception area formed with steel frame – bracing walls removed and strengthened with new discreet steel frames
• New lightweight walls formed at front and rear of building to increase the internal floor area – minimising strengthening works, whilst maintaining existing load bearing supports.
Before works were carried out, tenants were subject to intense overheating at the height of summer with shop fronts facing due south. The new scheme incorporates a large overhang and solar control glazing with improved insulation to keep the building warm in the winter and cool in the summer.
