Abbey Central Housing Nottingham is an innovative residential development with a range of two to four-bedroom stunning new homes that are fit for the future. The development includes new affordable homes enabling more families and individuals to step onto the housing ladder. BSP provided civil and structural engineering services for the development and has been involved in plans for the scheme since 2018.
All homes have been meticulously designed, incorporating modern technology to facilitate a ‘gas-less’ community and low energy living.
The 71 exemplar low carbon homes will also feature electric car charging, bike store, wildlife habitats, new trees and will meet central government’s no fossil fuels policy on new build housing – ahead of its 2025 deadline.
The site was sold for redevelopment by Rushcliffe Borough Council to Peveril Homes and Stagfield Group. Pulse Consult provided Project Management services.
Over 40 new trees are to be planted, incorporating native species, as well as specimen shrubs, wildflowers, bird and bat boxes. The result of this will be an enormous increase in biodiversity across the site in relation to the previous commercial use, as well as the creation of an attractive landscape-focused environment.
The entire scheme is projected to achieve over 50% CO2 reduction compared to standard building regulations, a noteworthy accomplishment surpassing the target of 19% CO2 reduction for the development.
Key challenges and engineering solutions
The Abbey Central Housing Nottingham site was a brownfield site with legacy issues relating to a disused historic pumping station and a more recent use a waste depot. The site lies on the edge of a flood zone. Levels were raised to address the flooding issue in a manner that allowed contamination sources to be safely contained within the site while also providing clean fill for garden areas in line with the remediation strategy. Surface water was attenuated in line with a stepped flow agreement that was negotiated with Nottingham City Council as the Lead local flood authority (LLFA).
