BSP Consulting has supported Trent & Dove on a plan to transform a brownfield site in Coalville, Leicestershire, into a development for over 55s living apartments.
The proposals for the site on Baker Street in the town include 77 new residential apartments – 28 one-bedroom apartments, 49 two-bedroom apartments, plus two guest suites.
They also feature 54 parking spaces, including a number with electric vehicle (EV) charging points, ten indoor and 12 outdoor cycle spaces, and facilities for mobility scooter storage and charging points.
The development forms part of the town’s regeneration scheme.
BSP’s role
BSP Consulting provided due diligence investigations, Flood Risk Assessment and Drainage Strategy, Environmental Noise Assessment, and Transport Studies, including Traffic Impact Assessment, Transport Statement and Travel Plan. The company has also carried out a RIBA Stage 3 design of the civil and structural works.

“The site is in an under-utilised area of Coalville that is in need of rejuvenation. In tandem with the recent housing to the south, that we have also helped to develop, this scheme provides valuable highway and drainage infrastructure into the area and acts as a catalyst for further regeneration.
“The scheme design proposals have been developed to tie in with, and take benefit from, the varied topography at the site by developing an amphitheatre approach to the rear sunken garden area.
“We have now been assisting Trent and Dove, RG+P and Hamilton Russell with developing the design for this project for three years so it is good to see the design crystalising and it moving forward to a detailed planning application.”
The development of the brownfield factory site will create a series of new contemporary residential retirement apartments. It will also create a new access road extending the existing Linden Way, allowing for future development of council-owned sites off Linden Way.
The scheme also allows for a future link to the potential Ivanhoe Rail Station to the north of the site.

“The development will be alongside a recently approved housing site and will help to repurpose under utilised and derelict series of sites on the north-western edge of the town, one of which is underway. Designed to provide a complete mix of homes honouring Coalville’s industrial heritage, the masterplan intention is to deliver townhouses, courtyard housing, Extra Care and later living homes, which will be provided by Trent & Dove.”
Trent & Dove’s proposals have been designed following discussions with North West Leicestershire District Council.
